After recent data from euroland there is talk that the EcB qe program will end sooner than expected. Early days for that sort of talk but it may play on traders minds. First we have to see if the 15th does produce some sort of an ‘h’ for major stock markets.
bollocks lol…. They are playing games with words to manage market. One day say something about qe ending, and in a week something the opposite……

Atm markets ( traders ) are undecided at these levels and
with good reason.I am happy that we got an up day ( because my analysis said so )
but expect we give it all back again tomorrow.OE will dictate friday and monday is an unknown.
If I was a gambler then down thursday up friday and monday and then
we are into a window which has the best cit potential of April.Stay happy 🙂

You mention he’s trying o increase it by 35%. over what time span ? since last year, since 2, 3 or 5 years ago etc ?
I don’t know how the commercial ombudsman/arbitration works for commercial rentals but I have historically challenged UK residential landlords when their increases have been unreasonable but I am not sure if commercial rent is covered by the same rules, an intial google suggests not, all depends what sort of lease you have.
How much notice has he given you and when does he want to increase the rent from ?
Are there any vacant shops in the area ? I know with arbitration of residential leases they look at the rates of surrounding properties and can prevent a landlord from increasing as much as they want, but they can also increase it if the rent is too low.

I assume he has advised your formally and in accordance with the terms of the lease, formally would be a letter etc etc. Also does he fulfil all of his requirements as the commercial landlord ? you’re a pretty laid back guy like myself but when needs be holding people to the very letter of their lease can be a tool which makes them reconsider their increases, e.g. if he puts it up 35% and you insist on repairs each month that cost more than this increase etc etc…. like insitising on proper fire protection, sprinkler systems, alarms, plibming problems, electrical problems, gas certificates, etc etc you get the picture.
You said he swears a lot, probably wont carry any weight, but suggests he hasn’t advised you in a written formal manner In accordance with your lease/agreement, until he does then he hasn’t and cant expect more imho.
I doesn’t cost to go to arbitration in residential land, so perhaps it doesn’t in commercial land, worth a shot !?

was a 3 year review. He should have done it April 2014 but only done it now. He legally can back date it but has said he won’t back date if I accept the increase. Given that I thought it was probably worth accepting, as if we say settled midway I’d still end up paying about the same in legals and what have you, and the back dating of the new rent to a year ago.
The butchers next door pay more than me even at new rent. That’s the problem. Got daft idiots like them who pay pay pay whatever is thrown at them. Same with the daft women that own the shoe shop here….agreed to a stupid figure and it screws everyone else up.
I think we all need to pool our resources and fight the mustards, as taking on a landlord individually is not cost effective, gobbles up a lot of time and can cause a lot of stress too.
I took Cimac’s advice. Lose this battle but win the war. My focus now is how to wrest the site off him. The site is perfection for me as it includes land for my from garden centre area. No other shop here has that. Another potential problem arising is Network Rail wanting to sell the land they own here, which comprises half my outdoor space. That may happen a year from now. Be fabulous to be able to purchase the whole area but we are talking £1 million plus…. Maybe crowd fund it….. Dunno.
Markets wise I am doing nothing on spoos. I am wary it wants aths again. Remain long silver and long FOGL as they have an announcement end of month.

interesting Cimac,
I am looking at turning my business into ‘green areas’. I am mad passionate about plants and saving The Amazon etc and I am looking at methods of raising funds to help do projects there. I want to turn school grounds in to botanic gardens for example. Many companies want to appear green so I think there is a lot of mileage in tapping the polluting firms, such as the energy companies you mention, and helping them reduce their impact or at least mitigate it somehow. I have hired a PR lady to work on it. 🙂

Carbon credits are a good idea IF applied correctly but they can
allow pollution to continue whilst someone makes a fast buck.However, if the money from carbon credit swaps was for a project
which puts something good back into the blue planet then that
would get a lot of peoples backing.Never give up, never surrender.
